SITE RENTALS

 

This Lease is an annual Seasonal Site Lease, renewable at the discretion of management. This Seasonal Site Lease is non-transferable. This Seasonal Site Lease carries no right for the lessee to sell or transfer their Seasonal Site Lease or transfer title to their Trailer/RV while it remains on site.

Management reserves the right to terminate this Seasonal Site Lease at any time for violations of the campground rules.

Rentals are based on a family of 4 (parents & dependent children). There will be charges for each additional family member. All persons not listed on this contract are considered guests. Guests & any vehicle without a sticker should arrive during office hours. Site holders will be charged for all guests arriving after hours at overnight fee. Site Renters are responsible for family and guests. No minor children are permitted to stay in the campground alone. A parent or guardian must accompany them.

Failure to sign and return this Seasonal Site Lease to Driftwood Camping Resorts on or before the beginning of the upcoming season’s rental term will result in the lessee not being afforded access to the campgrounds.

CAR PASSES and REGULATIONS

One free car pass is issued per site. Additional passes may be purchased. Car passes are non-refundable and non-transferable. If space permits, up to two cars may be parked at each site. Otherwise, use the designated parking areas.

If you do not wish any of your guests to be charged, please indicate on the reverse side. The charges will be added to your site. If the car pass is returned to the office by the guest within the hour, there will be no charge.

This is a privileged procedure and will be discontinued if charges are not taken care of promptly. Day visitors must depart by our quiet hours of 11 PM. If an unregistered guest is found in the park, there will be a $75.00 charge. A second offense will result in your expulsion from Driftwood. The gate is under electronic surveillance. Anyone illegally obtaining entrance is subject expulsion from the campground.

All vehicles MUST display applicable pass (seasonal or visitor). Vehicles are not to be parked on vacant sites or in the road.

There is NO driving into the campground during the closed season. You must park your vehicle and walk to your site.

No motorized vehicles that are not street licensed and insured, including mopeds, are to be driven in the campground. Proof of license and insurance must be on file at the campground office. All drivers must be licensed

Boats (or any other fuel powered recreational vehicles) or their trailers are not allowed to be parked on site at any time. Since storage space is limited please obtain prior permission from the office before parking any boat or trailer in storage lot. Your own insurance must be carried to protect against damages. Driftwood is not responsible for loss of any kind.

All vehicles, trailers, boats, etc. in storage must have paperwork on file in the campground office prior to parking on the lot.

POOL & LAKE RULES

·              NO lifeguard on duty

·              Persons under the age of 16 must be accompanied by an adult

·              No swimming alone.

·              Owner or Manager must be on premises.

·              Additional rules are posted in swim areas.

 

PERSONAL RESPONSIBILITY

This agreement is in conjunction with the seasonal regulations on the annual rate sheet.

  • Loud and obnoxious behavior will not be tolerated at any time. Complaints that result in police response are cause for expulsion.
  • Quiet hours are strictly enforced between 11:00 p.m. and 7:00 a.m.
  • Pets are permitted, however: They must be on a leash not exceeding 8'. They must be picked up after. They are NOT permitted in pool, lake & beach areas.
  • No defacing, damaging or altering trees, including driving nails or screws into trees. Before any landscaping or plantings are done, visit the campground office for information regarding site boundaries and underground utilities.
  • We follow NJ state law regarding helmet use on bicycles, mopeds, etc. Lights are required at dusk. No skateboards after dusk.
  • Campground security guards are on site to enforce campground rules and regulations only. In an emergency, or if medical care is needed, 911 should be called.
  • Rules & Regulations are subject to change at the discretion of management. Site Renter will inform family & guests of the rules & regulations. The site renter is responsible for their actions.

WATER, SANITATION and GARBAGE DISPOSAL

  • Dumpsters are for household type garbage ONLY. Leaves & Brush are NOT to be placed in dumpster or placed on any other site.
  • Washer/dryers and dishwashers are not allowed.
  • All trailers must have a sewer ring as required by the Board of Health.
  •  

LEAVES and DEBRIS

All sites must be kept clean and orderly by management standards. Leaves should be bagged and brush stacked in front of site to be collected by campground maintenance. At the start of the season ONLY, leaves should be raked to the front of the site for pickup by the vacuum truck. Pickup dates will be posted.  

OTHER INFORMATION

  • One shed is permitted per site. (Space available) It is to be no larger than 6 x 8. Shed material and location must be approved by the campground in writing to ensure compliance and prevent encroaching on neighboring sites.
  • Cable service is obtained through the campground. No satellite or other cable service is permitted.
  • Any building changes or additions (such as additions or extensions of decks, roofs, etc.) must receive prior written approval from management. No new wooden screen rooms are permitted.
  • Any outside contractor must produce a certificate of insurance prior to doing work in the campground. Management approval must be received for use of any contractor.
  • Fences are prohibited.
  • Rental of your trailer is not permitted.
  • Trailer owner agrees to carry his own property and liability insurance. Driftwood is not responsible for loss of any kind.
  • Management reserves the right to periodically inspect any trailers or sheds to see if they conform with campground policy
  • Site fees are to be paid on time. If not received within 15 days, a $50.00 late fee is incurred and interest will accrue at 1.5 % per month (18%APR). Not receiving a bill does not relieve you of the responsibility of paying on time.
  • On your final departure from Driftwood, your site must be cleared of possessions & debris or this will be disposed of and you will be charged for the labor and dump fees.

 

SALE or TRANSFER of TRAILER

First, please be aware as you already should be, all renewals of the sites are on a seasonal basis. Notwithstanding anything to the contrary from prior seasonal rental, original sales or the like including in this section or elsewhere in this agreement, any and all transfers of title (by sale or otherwise) of a trailer/RV located in the Park must be approved by the Park’s management prior to the transfer of title.

Driftwood reserves its right to allow or disallow the listing of any unit for on-site resale on its property for any reason. Please be advised that potential buyers will be subject to credit and background checks by Driftwood.

This Seasonal Site Lease carries no right for the lessee to sell or transfer their Seasonal Site Lease or transfer title to their Trailer/RV while it remains on site. At the time of listing, a site type may be reevaluated and reclassified. Site Fees must be current and customer must be in good standing to even be considered for a sale on site.

ANY ON-SITE TRANSFER OF TRAILER/RV IS SUBJECT TO INSPECTION OF THE TRAILER/RV PRIOR TO LISTING TO DETERMINE IF IT MEETS ELIGIBILITY REQUIREMENTS TO BE CONSIDERED TO BE ALLOWED TO REMAIN ON SITE. All sellers must obtain written approval from the office prior to listing/selling. Management will not permit a trailer/RV to remain in the Park at the time of a transfer of title unless the trailer/RV is sold through the Park and its dealership. If the owner wishes to sell the trailer/RV independently, which the owner of the trailer/RV has the absolute right to do, the trailer/RV must be removed from the Park prior to or at the actual time of the transfer of title.

Trailers/RVs over 15 years old must be removed from the Park prior to the transfer of title. Under special circumstances upon request of the titled unit owner the Park may waive the restrictions upon written request, inspection of the unit, and formal written approval from Park management. As to same, please note that beginning on 3/1/2012, for any transfer of Trailers over 15 years of age, previously not allowed to be sold if approved by Park Management in writing, the buyer will be subject to a $2,500 fee for the transfer of the seasonal site lease. Aluminum sided park trailers older than 15 years and ANY trailer manufactured before 1990 are not eligible for on-site resale under any circumstances.

If the unit's owner requests Driftwood RV Dealership to sell the trailer/RV, in place on our property the fee structure shall be as follows:

1) The Driftwood RV Dealership will receive an annual $150 listing fee plus 10% of the gross sale proceeds (not including sales tax). As the unit ages it is understood to have depreciated. The unit's owner is therefore urged to list it at an appropriate price. ANY ONSITE TRANSFER OF SEASONAL SITE LEASE or TRAILER/RV IS SUBJECT TO INSPECTION OF THE TRAILER/RV and WRITTEN APPROVAL PRIOR TO LISTING TO DETERMINE IF IT MEETS ELIGIBILITY REQUIREMENTS TO REMAIN ON SITE ONLY UPON RECEIPT OF WRITTEN AUTHORIZATION.

2) Potential buyers will be subject to credit and background checks by Driftwood.

3) Effective 1/1/2013, Driftwood is reinstating the $2,500 site lease transfer fee on ALL onsite sales of trailers. For units older than 15 years, the $2,500 transfer fee goes into effect on 3/1/2012 pursuant to the above stated regulation.

4) Nothing in this section is intended to provide any assurances or representations regarding a Trailer/RV's resale value or any assurances or representations about deprecation on any Trailer/RV.
